Planning Coordination: Manage the design process to incorporate the outputs from space analysis and test fit to take the project from concept to construction documents.
Document Review: Review construction documents at 50%, 90 % and perform a page turn with the stakeholders prior to permit submittal. Assure furniture, fixture and equipment drawings are coordinated into the final plan set.
Team Assembly: Identify all resources required to complete the established project scope. Review owner resources against required vendors and determine additional resources required.
Requests for Proposals: Prepare requests for proposals for additional resources required. Review response from our vendor network and make recommendations.
Resource Integration: Incorporate complete resource list into master schedule, communication plan and Financial management tool.
Site Observation: Establish site visit cadence appropriate to assure construction aligns with the master schedule
Quality Control: Throughout the project identify quality issues and corrective actions to reduce or eliminate punch list items
Construction Photos: Provide weekly construction photos that will be available in the project dashboard
Master Schedule Development: Prepare a master schedule of all project activities with projected start and end dates, durations and links between resources
Monitor Schedule Health: Update tasks indicating completion, in progress or not started. Identify at risk items and communicate corrective actions.
Prepare Micro Schedules: Create micro schedules specific to each resource and provide for their planning use
Communication Plan: Establishing a communication matrix
Meetings and Meeting Minutes: Meetings will be held with the required stake holders at a cadence that is appropriate for the phase of the project. All meetings
Reporting: Reporting is done through live dashboards which are custom tailored to the stakeholder groups
Proposal/ Contract Review: Review agreements to assure complete scope is captured, Engagement terms are met, and payment terms are established
Invoice Review and Recommendation for Payment: Review Applications for Payment and Invoices to assure work is complete as indicated and recommend for payment.
Waiver of Lien Validation: Prepare Notice of Commencement filing, receive Notice of Furnishings, track Waivers of Lien and deliver Final Unconditional Waivers of Lien as applicable.
Vendor Selection: Identify furniture fixtures and equipment required for the project and recommend vendor partners to provide
Document Coordination: Coordinate vendor's drawings and specifications with the design team for inclusion in the final construction drawing package for permit.
Installation Oversite: Confirm vendors are tracking with their micro schedule and that tasks are complete according to the master schedule.
Phased Internal Relocation: Develop a phased relocation plan to accommodate a renovation in place. Work with stakeholders and outside resources to separate construction areas from continually operating business.
Move Management: Work with internal stakeholders to create a move committee who will oversee purging, packing, tagging and unpacking according to move instructions. Supervise movers at origin and destination sites
Decommissioning: Review lease termination requirements and coordinate services necessary to return space to the condition defined in the original lease agreement
